Blocked Drains Beecroft

This suburb grew out of orchard land after the railway arrived in 1886, with most of its building happening in a tight window between 1900 and 1920.

Large Federation homes on generous, leafy blocks are the result, a concentration protected today by the Beecroft-Cheltenham Heritage Conservation Area.

Century-old streets like this come with century-old trees, and those trees have had every bit as long to send roots underground as the original clay drainage has had to crack.

Neither changes what we actually do on site, but it does mean a request here can range from a single bathroom to a clubhouse kitchen in the same afternoon.

Schools add a further layer again. Established sites like Arden Anglican School run older buildings alongside newer ones, so drainage on the same campus can be anything from century-old clay to recent PVC depending on which block is affected.

The local community centre, a former 1904 School of Arts building now used as a hall, is a smaller example of the same thing: a heritage structure with plumbing that's been adapted, not replaced, as the building's use has changed over more than a century.
